Construction Manager

Full-Time

This is a long-term temporary position which will end on completion and move in of our future Stevens Point and Beaver Dam, Wisconsin locations, expected to be at least 3 (three) years, whichever may occur earliest.

To work directly with the construction team as the owner’s representative. This will require being on site as required by the construction conditions that exist at any time. Coordinate with the General Contractor, Sub Contractors, Architects, and Engineers to make sure that the facility is constructed meeting specifications in a timely manner, with quality assurance. Position will also work with CFO and various FHLC leadership to determine space needs, equipment needs, and ensure the best interest of the owner is involved in all design and construction related decisions.

  • Determine and document the project deliverables and specifications, including the project scope, necessary project resources, and estimated timeline by collaborating with owner, engineers, architects, and contractor.
  • Evaluate and manage the cost estimate of all project tasks and accurately manage the project budget.
  • Oversee the planning and scheduling of the entire construction project, including construction operations and timelines to make sure project deadlines are met.
  • Work with general contractors, sub-contractors, and external vendors to negotiate profitable contracts.
  • Monitors Construction to make sure building is built according to design and specifications.
  • Monitors construction schedule and alerts the CFO to conditions that may lead to delays in the completion of work or when the construction schedule falls behind.
  • Communicates with CFO regarding the progress and problems associated with construction.
  • Performs on-site inspections for quality of workmanship, quality of materials, conformity with plans & specifications, code compliance, on-site safety, project schedule vs. progress, and general progress of the construction project.
  • Provides documentation and written record as to the progress, problems, solutions, inspections, change orders, construction changes, meetings, shop drawings, products, color schedules, and other items that reflect the progress or lack of.
  • Receives and responds to the Contractor for information and coordinates request to the CFO.
  • Reviews changes as submitted by the Contractor and keeps CFO informed.
  • Attends meetings as the Owner’s Representative with the Architect, Engineer, Contractor or Sub Contractors as required.
  • Coordinates and ensures completion of any surveys or tests required by any contract documents and/or as part of usual construction processes. Verifies the results, provides documentation.
  • Maintains records on the construction site in an orderly manner, including correspondence, contract documents, change orders, construction change directives, reports of meetings, product data, supplementary drawings, color changes, names, addresses, telephone numbers, and primary material suppliers.
  • Reviews requests for payment with the CFO.
  • Reviews the Contractor’s record copy of drawings specifications, addenda, change orders and other modifications at intervals appropriate to the stage of construction and provides communication and documentation as to the results.
  • Reviews the list of items to be completed or corrected with the Contractor and Architect’s office for issuance of Certificate of Substantial Completion.
  • Receives from the Architect transmittal of Owners documentation required by the Contractor at the completion of the work, included but not limited to warranties, operation and maintenance manuals.
  • Advocates on the part of the Owner during disputes, disagreements, modifications, or Change Orders.
  • Manages transfer of the building operations to the owner.

The Owner’s Representative shall NOT:

  • Authorize deviations from the Contract Documents.
  • Approve substitute materials or equipment except as authorized in writing by the Architect and Owner.
  • Assume any of the responsibilities of the Contractor, Superintendent or of Sub-contractors.
  • Expedite the work for the Contractor.
  • Have control over, charge of, or be responsible for construction means, methods, techniques, sequences or procedures, or for safety precautions and programs in connection with the work.
  • Prepare or certify the preparation of a record copy of the drawings, specifications, addenda, Change Orders and other modifications.
  • Order the Contractor to stop the work or any portion thereof, except for safety reasons that immediately affect the life and safety of any staff or person.
  • Shall not have conflict of interest in the project.
  • Regular and reliable attendance.

Qualifications

  • Bachelor’s degree or equivalent, specializing in Architecture, Construction Management, Engineering or related field.
  • Minimum of 5 years of commercial construction experience. The successful candidate will have experience managing large commercial construction projects, preferably in the healthcare industry.
  • Excellent writing, computer, social and political skills. An advanced understanding of building dynamics.
  • Hands-on experience with project management and spreadsheet (Excel) software.
  • Experience monitoring, controlling, and updating project schedules, change order request status, contract documents, plans, specifications, owner contracts, and construction contracts.
  • Excellent leadership, organizational and written/oral communication skills required.
  • Ability to build and maintain effective and professional working relationships with company leadership, construction managers, architects, engineers, subcontractors, and suppliers.
  • English Language Proficiency (Fluent)

This agreement can be ended earlier by either party with 90-day advanced notice and extended beyond the end date for a specified period of time with mutual agreement of both parties.
